As you know we got wind of our transfer in January – as I have indicated to you our initial research was conducted on the internet – the things we were initially looking for was good information, an interactive and user friendly webpage with good evidence of excellent quality of photos and information. We also were looking for a realtor actively engaged in the marketplace and with a proven track record.
So your first success in our opinion is a good user friendly webpage.
Through this whole process you have respected our wishes to proceed gently and slowly. You respected our wishes to meet and interview other realtors and when we got confirmation of Rob’s transfer you asked but did not assume we wanted a package of information and made yourself available.
We were not pushed into working with you. Your approach is one of experience, enthusiasm – you genuinely seem happy to be doing this work.
In our initial interview with you, you were prepared and responsive to the questions we had asked to you provide answers to including your experience, techniques. You demonstrated evidence of ongoing and continuing education with your base company Keller Williams and here we would point out having listed, bought and sold with other companies the resources you provided under this company logo were excellent.
You were able to clearly demonstrate how you would market our property and the reasons you would market our property in the manner you did. You explained how your office works and spoke highly of your assistant Sharon and colleague Rob. And in the marketing interview you were positive about our home – its age, lack of suite etc., and made us feel comfortable knowing that indeed not everyone needs or wants to live in a suited home.
In our initial interview with you, you did not automatically leave with a listing agreement only because we had promised to complete some additional interviews, but we knew when you left that your ability to communicate and your sensitivity to our situation would serve us well. So we were happy to sign the listing agreement with you.
We listed with you because you were engaging and could communicate well which is at the heart of sales. You understood our concerns and worked with us. At no time were we pushed into pricing our home or getting it on the market. You presented your research well and helped us make some good decisions and reasonably pricing given our tight timelines.
In the pre-market stage he market you demonstrated that you did exactly what you said you would you were realistic about the market. When we were having pre-marketing jitters you and Sharon both made us feel comfortable.
While we did a lot of the prep work ourselves your initial resource manual is a good guide to first steps that all prospective clients should be aware of. No one wants to see a house with crap and clutter so don’t blame the realtor if your house doesn’t sell because its dirty or cluttered.
When we were ready Sharon booked the photographer who we commend for excellent photos and a virtual tour which our friends admired and clearly drew in the first buyers receiving the first notices from their own realtors.
During the negotiations – here is where you shone – you kept things going for us – this resulted in a multiple bid situation and resulted in us obtaining an above asking price. Thank you for your obvious professionalism and courtesy to the other realtors during our negotiations you were wonderful.
So our thanks to you and of course Sharon. She is a huge asset!
A competing realtor led us to believe that we would never get personal service from you and while you have assistance from Sharon and Rob ... you were responsive to our calls and this was highly personalized service and the best experience we have had in the Victoria market.
There were some factors that had the potential to turn the sale of our home into and abject disaster – things not in your control, or ours but when we called you about them you had a sense of humor about them – let the other realtor know and brought a sense of humor to the table .... ... bottom line kept us on track and focused.
We are grateful for your assistance, the effort you expended to meet our tight timelines.
It is our sense that you work at nurturing your professional relationships as much as possible and we know full well there are some “interesting” folks working in this very competitive market and many whose interests are purely self serving. This is not an easy thing to do.
