David Hale is a seasoned Realtor based in Greater Victoria, BC, with more than three decades of experience helping people navigate one of the biggest decisions of their lives: where and how they live. Over 40 years self-employed, David has built and led teams, managed businesses, and honed a reputation for reliability, creativity, and follow-through. Today, his professional world revolves around two closely connected missions: providing excellent traditional real estate service, and pioneering Shared Home Ownership as a path to affordability and financial stability.

As a Realtor with Team 3000 Realty Ltd., David brings deep market knowledge, negotiation skill, and a strong service background to every client interaction. He doesn’t just help people buy and sell homes; he helps them think strategically about their next five to ten years—equity growth, cash flow, lifestyle, and long-term security. Working alongside his wife and partner, HR professional Judy Collins-Hale, he offers not just sales expertise but also a human, thoughtful approach to communication, expectations, and conflict resolution.

At the same time, David is pouring energy into Shared Home Ownership Victoria, his signature initiative designed to help people enter the market through co-ownership. He’s developed a structured program where two parties can co-purchase a home—often with a legal suite—to cut both the cost and down payment in half. This includes a detailed joint venture agreement, clear exit strategies, and a focus on 5-year time horizons so people can see the potential for equity growth versus renting. He’s actively building educational content, charts, examples, and videos to demystify the numbers and show that ownership can be within reach.

Recently, David has been expanding this work onto digital platforms. He’s building a Skool community with tiers ranging from free educational access to premium and VIP offerings, where people can watch videos, join Q&A sessions, explore case studies, and eventually be matched with compatible co-buyers, investors, or partial home sellers. He’s also experimenting with tools like Sora-style video concepts, Zoom clips, and online forms and workflows to streamline how clients learn, sign disclosures, and move forward comfortably.

Outside of the technical and legal details, David is driven by something simple: he genuinely wants people—especially younger buyers, renters, and those feeling stuck—to have a shot at stability, equity, and community. When he’s not working on a new system, refining a process, or helping a client, he enjoys tennis, walks on the beach, and travel, recharging so he can come back with fresh energy and ideas. In short, David is in a season of building: building tools, community, partnerships, and pathways so that more people can say, “I own a piece of this place I call home.”
